SLEEPING ARRANGEMENTS: We sleep 6 comfortably! Master bedroom: 1 King sized bed Second bedroom: 2 Queen beds and one twin xl OUTDOOR AMENITIES: Outside, you'll find a fire pit with two Adirondack chairs, a 6-person picnic table, and a five person hot tub perfect for outdoor gatherings. There's also a charcoal grill nearby for grilling enthusiasts. If you plan to use the fire pit, please bring extra firewood, a lighter, and fire starter. For grilling, don’t forget to bring your own charcoal, lighter fluid, and a lighter. INSIDE: Kitchen is fully stocked with dishes, silverware, and pots/pans. A Keurig Coffee and regular filter coffer maker is provided. There is ground coffee and filters available for guests. Bring your own k-cups. Hand soap, shampoo, conditioner, body wash, hand lotion and toilet paper are provided. Please bring your own toiletries Bathrooms contain built-in speakers with bluetooth enabled music capability. To play, just scan the bar code in the bathroom to connect. A Roku smart tv is provided with standard streaming apps, so BYO streaming logins. There are also several streaming tv channels via The Roku Channel and tubi app, but there is no local cable. Guest Wi-fi is included In-unit washer/dryer are available. PARKING: There is parking for up to four cars PET POLICY (If You Plan to Bring a Pet) We’re happy to welcome your furry companions! Pets are considered guests and must be included in your reservation. A $100 pet fee covers one dog for the duration of your stay. Please request approval in advance if you’d like to bring a second pet. Unauthorized pets will result in a double pet fee. To help us maintain a clean and comfortable space for all guests, please follow these guidelines: PET RULES: Pets are not allowed on couches or bed comforters unless a protective pet blanket is used. Please bring doggie bags and clean up all pet waste promptly. Owner-provided towels and blankets may not be used for pets—please bring your own pet bedding and towels. Before checkout, kindly clean up after your pet. Excessive hair, waste, or stains may result in additional cleaning fees at the owner’s discretion. HOUSE RULES: Absolutely. No parties! Events are not allowed. No Smoking. Because of the septic system size, reservations are capped at six (6) guests. HOT TUB RULES: Shower before using the hot tub as lotions and body oils will contaminate the water Keep the hot tub cover closed when not in use to prevent evaporation, bugs, leaves, pollen, and other debris. No additives of any kind are permitted in the hot tub, including bubble bath, bath bombs, oils, or similar products. These substances can clog the system, damage equipment, disrupt water chemistry, and are difficult to remove. Important! Any contamination of the water that results in excessive cleaning will result in a $200 cleaning fee. Your cooperation in following these rules ensures a wonderful stay for everyone. Thank you for being mindful of these considerations SECURITY DEPOSIT: A $200 security deposit is required prior to check-in. The deposit request will be sent 2 days before your arrival and will be held for the duration of your stay. It is securely processed through Hospitable and will be released 2 days after check-out, provided no damage or excessive cleaning is identified. CANCELLATION POLICY: 100% refund 24 hours after booking accepted, if booking is requested at least 21 days before check-in; 100% refund 21 days before check-in. 50% refund 10 days before check-in No refund fewer than 10 days before check-in We understand plans change. HOST LIABILITY: By booking, all guests agree to indemnify and hold the host harmless from any claims, liabilities, costs, or expenses arising from injury, illness, unexpected death, or damage to guest property resulting from the use or misuse of the premises. This includes, but is not limited to, incidents occurring in or around the property, including the hot tub, or other amenities. Guests assume all risks associated with their stay and the use of the premises. DISCLOSURES: The exterior lights are automated to come on and off in the evening hours. If you need to control them, you are still able to turn them on and off manually from switches inside. There are two private closets. One is in the interior and the other is on the exterior. These are marked with a "private" sign and are not accessible to guests. For safety and security, there are three exterior cameras on the property: two monitoring the driveway and one covering the deck. Additionally, a doorbell camera is installed at the front entrance.
